This property is a total of 76 Ha and consists of the following three properties:-
1. Portion 276 (of 275) of the Farm Uitkomst and Doornrug No. 852, in extent approx. 20.2345 Ha.
2. Portion 277 (of 275) of the Farm Uitkomst and Doornrug No. 852, in extent approx. 20.3467 Ha .
3. Remainder of Sub 275 of the Farm Uitkomst and Doornrug No. 852, in extent approx. 35.8517 Ha.
All three properties are owned by the same entity and are being sold together.
The property was previously used as an airfield for light aircraft and includes and old farm house and other buildings. Part of it is currently being used for auctioneering and related logistics activities.
The balance of the property includes fairly level grassland and some conifers and gum trees. Because of the current usage there is very little Dmoss (environmental layer) on the property and most of it is fairly level or only gently sloping.
You will note it is situated on the Western border of eThekwini with Mkhambathini situated to the West.
It was initially the preferred site for the construction of a 100 000m2 distribution centre for a large national retailer. They completed the environmental assessment and all other assessments and had even gone out to tender for the building when they were convinced them to rather go to Keystone Park. Copies of the reports on the various professional assessments are available on request.
The Northern boundary of the property borders the MR 385 that runs from the N3 interchange at Cato Ridge to the N3 Interchange at Hammarsdale.
Most of the neigbours are agricultural properties but the one to the North West is a brick and concrete products manufacturer and the one to the East also has a razor wire factory on it in addition to the agricultural.

Cato Ridge is a town in the Ethekwini Metropolitan Municipality as a suburb of the Outer West region. It is situated some 30 km south-east of Pietermaritzburg and 50 km north-west of Durban in the Valley of a Thousand Hills. Named after George Christopher Cato (1814-1893), the first mayor of Durban.[2]
The area is quickly becoming a popular manufacturing and logistics node, as it is ideally located on the primary western corridor, the centre of gravity of most of South Africa's regional and national distribution network. The future 850ha Dry Port logistics, industry and business development will be located in Cato Ridge, planned to alleviate congestion in the Durban Harbour. This will include container terminals which will be linked to the harbour via rail. The N3 freight corridor, supposedly the busiest in the country, runs past Hammarsdale connecting Durban and Gauteng. With Durban being home to the busiest port in Sub-Saharan Africa and Gauteng being South Africa's economic heartland, it brings huge potential to Cato Ridge as a logistics, manufacturing and business hub.

eThekwini has pegged Hammarsdale/Cato-Ridge as one of the three catalytic development Node's for KZN, along with the south and north coast. This classification has provided Hammarsdale with significant infrastructure investment from the eThekwini, SOE's and other government entities into roads, waste water, power, public transport etc, all of which have a direct benefit to Hammarsdale.

The surrounding area is home to some national and international companies; Value Logistics; Bakers Transport; Mr Price Distribution Centre; PepCore Distribution Centre; Merlog Foods; Boxer Stores; Safal Steel (Pty) Ltd; One Logix; Grindrod, Ackermans, Unitrans and Kerry Group to mention a few.
